haart is a UK-based estate agent operating in residential sales and lettings. Part of the Spicerhaart Group, it has over 150 branches across the UK, mainly in the south of England.

haart was originally known as Woolwich Property Services, before being acquired by the Spicerhaart Group in 1999. The business was renamed haart.[1]

The haart brand grew through several acquisitions of independent estate agents. Most branches of haart are located in the south-east of England and the Midlands. The Leeds branch is the most northerly, and there are some branches of haart in Devon and Cornwall.[2]

haart have a hybrid model branch structure, comprised of 'super' branches, town centre branches and home-based partners.[3]

Management

The Spicerhaart Group was founded by Paul Smith and his father Alick Smith when they opened three branches of Spicer McColl in East Anglia in 1989.[4]

haart is managed as part of Spicerhaart’s ‘chapter’ system. Most haart branches are located within the ‘Orion’ chapter, covering Essex, Suffolk, London, Kent, Norfolk and Cambridgeshire. Orion’s managing director is Tommy Taylor.[5]

Professional services and associations

haart offers residential sales and lettings services, and operates in partnership with the Valunation[6] network of surveyors. haart also has a financial services and legal services division, Just Mortgages[7], which offers mortgage advice from haart branches. To market properties to prospective buyers, haart uses FLINK,[8] a social media technology tool.

haart is a member of The Property Ombudsman, Propertymark (formerly The National Association of Estate Agents)[9] and the Association of Residential Lettings Agents.

Performance

In March 2025 Spicerhaart reported the most profitable month in the group’s history, with revenue increasing 27% in the first quarter of the year.[10]

Magic Moments charity

haart supports the Magic Moments Charity Fund, which helps families of children with life limiting illnesses. Funds raised are used to give families memorable experiences buy new equipment for hospices, and provide support to bereaved families.[11]

Armed Forces Covenant

haart has signed the Armed Forces Covenant, indicating a commitment to being a forces-friendly employer, treating all ex-servicemen and women fairly and with respect in company recruitment procedures.[12]

2020 redundancies

The Spicerhaart Group made an unspecified number of staff redundant at short notice in March 2020, at the start of the Covid-19 pandemic. A number of the company's branches were also closed permanently. The decision courted controversy and was widely criticised.[13]
