RentalReady is a property management software developed by the GuestReady Group, a short-term rental company with a strong presence in Europe and the Middle East, that oversees more than 6,000 properties.[3] Established in 2016 in Switzerland, by Alexander Limpert,[4][5] the software is designed for vacation rental operators, and is suitable for managing portfolios of up to 2,000 units.[6]

Operating on a business-to-business model, RentalReady provides a property management system and related tools tailored for short-term rental managers.[4] The software combines channel management, process automation, and artificial intelligence features to support day-to-day operations, such as keeping calendars, prices, and property details updated in real time across major booking platforms including Airbnb, Booking.com, and VRBO.[7] Communication with guests is consolidated into a single inbox, and revenue can be optimized through dynamic pricing informed by market conditions.[7]

AI-driven features include automated guest itinerary generation, mood detection in communications, and smart replies to reviews.[7] A suite of mobile applications for iOS and Android is also available, making it easier for property managers to access and use RentalReady on the go.[8][9]

In 2016, Alexander Limpert founded GuestReady, motivated by the need to address operational challenges in short-term rental management that were not covered by Online Travel Agencies (OTAs).[10] In the beginning, as GuestReady grew rapidly, manually managing operations became unsustainable.[10] To overcome these practical challenges, GuestReady developed RentalReady,[4] a property management system described by Alexander Limpert as a "system built by operators, for operators."[10] Starting in 2019, GuestReady began licensing its RentalReady technology to other property management companies.[11]

In 2022, RentalReady showcased its robustness by processing 184,000 bookings across more than eight countries, highlighting its advanced technology.[12]

By 2023, GuestReady reached the milestone of managing over 6,000 properties across Europe and the Middle East,[13] an achievement attributed to the power of RentalReady.[11] During this period, RentalReady revealed its new brand identity and several AI-driven updates, including new integrations such as personalized itineraries, guest mood detection, and intelligent review responses.[14][15][11][3]

In 2024, RentalReady launched MAIA, claimed to be the world’s first fully autonomous AI agent for short-term rentals.[14] Just one week after launch, MAIA was already handling the majority of GuestReady’s guest inquiries, deployed in five languages across its portfolio of more than 3,000 properties.[14][15]

RentalReady continued expanding its partnerships and operations in 2025.[16][17] That year, City Relay, a London-based property management company, chose RentalReady as its new software provider to support its expansion in London and Paris.[6][12]

Business Model

RentalReady operates as a vacation rental software solution designed to support property managers.[4] The platform provides tools for short-term rental upsells, task management, and property portfolio administration. Its features include an in-house channel manager, dedicated customer support, growth tools, and multiple software integrations.[4]

A notable component of the system is MAIA, an autonomous AI agent developed by RentalReady to manage guest communications for short-term rental operators. Introduced as part of the company’s property management software, MAIA is capable of handling conversations in multiple languages across thousands of properties, operating continuously with minimal human oversight.[14] MAIA is included within the platform’s Rise tier, which also incorporates smart inbox tools and the ability to delegate guest communication either entirely to AI or to human agents.[14] The AI agent is expected to be expanded with functions related to upselling, reviews, task management, and revenue optimization.[15]

RentalReady integrates with external revenue management tools, like Beyond Pricing and PriceLabs, enabling the transmission of rates and minimum stay requirements, including gap-fill adjustments,[18][19] dynamic rates, minimum stay conditions, length of stay pricing, check-in and check-out restrictions, and extra person fees for up to 730 days in advance.[20]
